Where are we located?
We are located at 2825 S. University Parks Dr. Waco TX 76706. We’re just a 5 minute drive from the heart of the Baylor campus.
Is parking available?
We offer reserved and undesignated parking on a first-come-first-serve basis. Reserved spaces have a premium fee.
Is this apartment pet-friendly?
Yes! We allow dogs, cats, and more! Call for more details about our pet policy.
Do I need renter’s insurance?
Rental insurance is required for all residents. Residents may provide their own third-party insurance to be contracted directly, or you may opt-in to our liability waiver program option through Foxen. You will automatically be charged for Foxen unless you provide proof of third-party insurance that meets our requirements as described in your lease.
What if I need maintenance?
If you need maintenance, simply go to your resident portal on our website and fill out a maintenance request. If it is an emergency, please notify the front office immediately.
How do I apply for an apartment?
Potential residents can apply online through our website and be sent a Lease Agreement, or they can stop by our Leasing Office and walk through the process in-person with one of our knowledgeable Leasing Agents. If applying with roommates, ensure you all select the same floor plan.
Can I apply if I’m not a student?
Yes! We welcome anyone who meets our rental criteria.
Do I need a guarantor?
A guarantor is not required but recommended. We have many ways to qualify, from a personal guarantor to our third-party guarantor service. Reach out to us to find out more about each option!
How long is the lease?
We want to make everything as easy as possible for residents. That’s why we offer individual leases that span 12 months.
What does individual leasing mean?
Individual leasing means students are only responsible for their monthly installment payments, not those of their roommates. Contact us to learn more about our individual leasing.
What are equal installments?
Your contract reflects a total amount that is evenly divided into 12 monthly installments for your convenience. The first installment is due on August 1, and the final installment is due on July 1. Electricity is billed through SimpleBills.
When is rent due?
Rent is due on the 1st of each month with a 3 day grace period. Late fees apply starting the 4th of the month.
Can I use student loans to pay rent?
Student loans cannot be used for income verification but may be used to make payments. Contact our leasing team for details.
Can I sublet my apartment?
No, we do not allow subleasing. Contact our leasing team for more information.
Can I live with my friends or choose my roommates?
Yes! You can request roommates in your application or use our roommate matching service, which pairs residents based on study habits, lifestyle, and social preferences. Roommate placement is based on floorplan availability.
Can I pick my specific bedroom?
No, but we consider preferences during placement.
What utilities/amenities are included?
All units come fully furnished with modern furniture. In addition, we include high-speed internet, trash, recycling, and all basic appliances. Electric is split amongst roommates and billed back monthly. Our building provides numerous study spaces, a movie theater room, as well as a 24-hour game room and business center!
